We are an introduction and education service. We research and present US residential property opportunities offered by third-party developers and operators, provide educational material about cross-border ownership, and coordinate introductions to the professionals a transaction requires (attorneys, title and escrow companies, tax specialists, lenders and property managers).
We are not a licensed real estate broker, financial adviser, investment adviser, tax adviser or law firm, and nothing on this website or in our communications constitutes financial, investment, legal or tax advice, or an offer or solicitation to sell securities. All purchase decisions are yours alone, made on the advice of the independent professionals you engage.
You pay us nothing. We receive referral fees from developers and operators whose properties are listed on this site, payable only when a purchase completes. These fees are not added to your purchase price, and written confirmation that referred buyers pay the same price as direct buyers is a condition of every listing. This model creates a conflict of interest, since we earn from sellers. We disclose it here and manage it through the vetting standard described on this site.
We never hold, receive or transmit client funds. All deposits, purchase monies and closing funds move exclusively through licensed US title and escrow companies engaged for your transaction. Any request — from anyone, including someone claiming to represent us — to transfer funds to Global Investor Gateway, Hamfilfy LLC or a developer's own account should be treated as fraudulent and reported to us immediately.
Figures on this website include projections, estimates and third-party data (from developers, operators and independent market sources, credited where used). Projections are illustrations rather than promises. Actual returns depend on rents achieved, occupancy, costs, taxes and market movements, and may be lower than any scenario shown, including conservative ones. Market data reflects the date it was gathered and changes over time. Rental guarantees, where offered, are contractual obligations of the named guarantor only.
